Tips For A Tooele RealtorĀ®?

Here are some tips for Tooele Realtors, AKA What are people REALLY looking for in a Realtor®?

It's likely they don't know themselves.

If you've been in this business any length of time at all, you've had it happen to you. You get a call from a potential or worse, a past client. They want some info, which you quickly provide. This goes back and forth for a while, with texts and calls at all times of the day and night. Then you see them riding around looking at homes with another agent. Or you see their current home listed with another agent.

So, what happened?

Well after you get over the temper tantrum you just (hopefully privately) threw, take a look at what happened.

Did you give bad info? Were you slow in answering their questions? Anything you can put your finger on, and hopefully 'fix' next time? Maybe there isn't anything you can identify.

So, now what?

This is a tough one for us too. Between Berna and I we've been doing this stuff for almost 45 years, and I now have a theory. It's about educating people. Sometimes, on a potential client you may get one chance to 'sell' yourself and what you can do for them. Hopefully, a past client will figure out what you provide based on their past experience with you, but not always. We've had clients that never saw the nightmare their transaction was because Berna handled it as well as she did.

Some of these deals were extremely complicated transactions. They think that our job is simple. Being 'that good' can bite you too!

Maybe it's a relative that just got into the business, or a family friend, or something similar.

However, it may be something as simple as price, either yours or your suggestion for pricing their home.  Again, not everyone understands that you often get what you pay for in this business. How good are you at explaining why you charge what you do? Does it even come up? That extra percentage point can sound huge to that seller at the time you're trying to get the listing. However, do they understand that the money they save on the commission can be eaten up pretty quickly if their home takes an extra 30-60 days to sell because they didn't look beyond the commission?

  • Did they ask what the average days on market was for that agents listings?
  • How many have they sold?
  • Do they have a plan to get the home sold for the highest price possible, or are they relying on the good old MLS?
  • Did they have real comps to justify the price they suggest?
  • Do they get their listings sold  for a high percentage of the original list price?
  • Do they even know to ask these questions? Probably not, so you'd better get them that info early on! 

In our current sellers market, you may not get a second chance at some of these sellers. However, that's why I suggested the 'private' tantrum. If you continue to give good info and service, those sellers may well be calling you in six months or so...
