If you plan to spend the weekend looking at builder model homes, or cruising selected neighborhoods in Tooele County looking at homes for sale, it’s a good idea to have as much information as possible. Let’s take a look at 3 tips you might want to remember before setting out for a day of decisions in Tooele County. 

1. What to Bring with You

When visiting model homes in new home communities, remember to bring  your real estate agent. If that isn't possible, bring his or her business card. Even though It may seem to be more convenient to utilize the onsite agent’s services. You should have your own representation when looking @ new construction homes for sale in Tooele.

Make no mistake: the onsite agent works for the developer or builder and while it may be legal for him or her to represent you as well, I wouldn't bet the farm that the builders interests won't be top of mind for that agent.  After all, you are just one sale, the relationship with the builder may be (and probably is) a continua's source of income. I suggest that if your agent isn’t  with you, inform the builder’s agent that you have representation and when and if you make an offer your agent will be presenting it. (see that that is noted on the sign in sheet if there is one).

  • Make a wish list? Be sure you know what every family member thinks is important in the next home you buy. If this is your first home, note all the things everyone thinks they cannot live without.
  • Bring a camera or your phone. Take photos of item or features you want to compare to  other homes for sale, or your current home.
  • Bring a tape measure.  Measure any spaces or room you’re unsure of.
  • Bring a can. Just about any can will do. It doesn’t matter what’s in it (deodorant, soda, etc.). If you suspect  sloping floors, lay the can on its side on the floor. If it rolls, the floors slope.


2. Your Own Real Estate AgentBerna

Just as it’s not wise to use the onsite agent in the purchase of a new home, or one being built, you need apply the same logic to the listing agent of an existing home.

It costs you nothing as a buyer to have your own agent so why not secure your own local Tooele agent who has a fiduciary duty to you, and who will represent only your interests?

Take your time. Don't be rushed. You alone know what items you are concerned about. Don’t allow the real estate agent to hurry you along. View the items pointed out, but then inspect the rest of the room.

Ask whatever questions come to mind. There is no such thing as a stupid question when you are considering making the largest purchase of your life. .

3. Don't Act Like a Rookie,  Be Suspicious

Often, houses for sale are staged. Staging present the home in its best light and to make an emotional appeal to potential buyers. It is similar to furnishing a model home to be sure the home is presented in its best light.

Sometimes, however, it is done to mask certain imperfections. Soft music playing, for example, may be an attempt to hide the noise of traffic on a busy street or sounds through the thin walls of a condo.

While most buyers today prefer to shop online for a home, some still drive the open house circuit, or spend the weekends visiting model homes, hoping to find their dream home.
